I was intrigued to tour the property as a potential future getaway for friends and family, or perhaps even a corporate retreat. But coming from a real estate development background, what really captured my attention was seeing how a nearly 100-year-old property has been thoughtfully repurposed and reimagined for modern hospitality. The landscape architecture and use of the property are impressive. It spans both sides of the road and offers a wonderful mix of experiences—from trails and A-frame accommodations with a camping feel to traditional rooms and cottages, fine dining, a large pool, and spaces designed for gatherings and events. The beautifully restored barn overlooking the pond is particularly impressive, and discovering the small walking path down to the creek was an unexpected and delightful touch. But the highlight of my visit was meeting Tracy Lynn. She was genuinely kind, welcoming, and accommodating, and simply encouraged me to explore the property and experience it for myself. That’s all it took. I was sold. There’s something special about seeing an old Catskills property given new life while still respecting its history and natural surroundings. I look forward to returning—not just to visit, but to experience it as a guest.

My family and I recently stayed in the cabin at Callicoon Hills. Our stay was from Sunday to Friday, and we are two adults and two children, ages 1 and 4. Overall, we do not plan to return to Callicoon Hills, though we do hope to visit the area again as Callicoon, Jeffersonville and Narrowsburg are truly beautiful places. The main issue with the hotel is that it doesn’t seem to cater to guests visiting during the week. The information provided to us on the Callicoon Hills website, as well as by the hotel staff, was inaccurate and misleading. For example, the website highlights several breakfast options available at the hotel, including the restaurant open from 8AM, as well as bagels and other grab and go sandwich options from their cafe. We were also told about breakfast when we checked in on Sunday. On Monday morning we found there was no breakfast available “as an exception” and were assured breakfast would be available the rest of the week. An employee at the coffee bar called “the manager” to confirm that yes, there would be breakfast the next day (Tuesday) and the rest of the week. On Tuesday morning, we were informed there would be no breakfast until the weekend, and no one could explain why we had been told otherwise. We asked them about the grab and go bagels advertised on the website and were told it’s also not available. On Tuesday, we asked about housekeeping as no one had been to the cabin since we checked in to replenish towels, take out trash, etc. We were told it was on request only, and were asked what day and time we wanted them to stop by. We asked for a service the next day between 10-1 as this is between our 1 year old’s naps and we could be out of the cabin. When we returned at 1:30 no one had come. When we called the front desk and asked what happened, they said they were “working toward us” and would be there soon. By the time housekeeping arrived, our daughter was about to go down for a nap, so we were given fresh towels and told we could bring our trash to a nearby dumpster. The cabin itself came with issues. Its “fully stocked kitchen” is missing basic supplies like sponges and oven mitts (which we ultimately purchased ourselves). Glasses and cutlery in the cabinets weren’t clean. The bathtub was missing its plug so my husband had to fashion one from some cork. The flooring is incredibly uneven - I would caution anyone at risk of falling from staying there as my kids repeatedly tripped and fell in the space between the living room and kitchen. The cabin is located next to a maintenance garage for the property, leading to frequent golf cart traffic from staff, as well as litter and supplies surrounding the cabin and driveway. There was a mound of burnt sod and timber (filled with nails) in the middle of the cabin parking area, like someone had (unsuccessfully) set it on fire for disposal. It’s also worth calling out that a direct neighbor to the cabin (not affiliated with the hotel) has one of those no trespassing signs reading “we don’t call 911 - we shoot”. Not a great find with two young kids running around and playing nearby. A few other notable issues: - the pool area was frequently littered with dirty towels and garbage - The water refill station in the main building was not once restocked with carafes from Monday - Thursday - The website lists activities with businesses that are years out of business (the horseback riding experience) - Daily 7PM S’mores were never available, even when promised All this aside, the staff was really friendly and were trying their best. I got the feeling they were not set up for success with weekday visitors and often left to apologize for shortfalls outside of their control. I imagine the weekend experience at Callicoon Hills is very different from ours, but we wouldn’t consider giving the hotel another chance at this price point and after our experience. Hopefully this review helps the hotel improve and guide others looking for accommodation in the area.

Just got back from a very relaxing weekend stay at Calicoon Hills. All of the staff were so friendly and accommodating. Lilly and Chase were awesome! We stayed in the main house and the room was spacious and comfortable. There were a lot of families at the hotel so next time we would stay up in the ridges which don’t have any rooms above or below you. We had early wake ups each day with tiny feet running around above us in the mornings. The grounds were lovely and the pool was very spacious to relax around but too cold for my liking. We ate all our meals there and the food and service was great. Large portions! We welcomed the lack of televisions and just enjoyed being in the mountains.

We enjoyed our stay at Callicoon Hills and would return but do want to recommend a few things! Comments: - pool and its size were large! Plenty of towels - two bed in a room- these are small but manageable for a short stay - I think they should offer breakfast items for purchase on site (if Conover is closed) it’s incredibly annoying to have to drive somewhere 10m out - staff were so friendly and sweet to our kids - so many board games! - nightly s’mores - gym for use (tho it needs an ac…) - I do think they need to adjust their rates (I saw some higher rates for the space we stayed in and would not return based on that)

Do NOT stay at Callicoon Hills. Manager/Owner Eric repeatedly made comments to me and my group that “this is his house” and that he can remove anyone at any time if he feels it’s necessary. If that is truly the philosophy behind how this property is operated, then it should be clearly stated on the hotel’s website. Knowing that beforehand would have saved me from this entire horrible experience. I recently stayed here for one night over Memorial Day Weekend, and it was honestly one of the worst hospitality experiences I’ve ever had. From the rooms, to the amenities, to the management, this property completely failed to meet expectations. Rooms: The rooms are extremely small — so small that they use full-size beds, which made sleeping very uncomfortable. The lighting was almost nonexistent, giving the room a dark and dingy atmosphere. The toilet had little to no water pressure, and the room itself felt so unclean that I didn’t even feel comfortable taking a shower. Also worth mentioning: there are no TVs in any of the rooms, which was surprising considering the price point and the way this property is marketed online. Property & Amenities: The outdoor pool had no water in it, and we were told it still wasn’t open for the season despite it being Memorial Day Weekend. The “gym” was equally disappointing, consisting of only three treadmills and virtually no actual workout equipment. Calling this a gym feels misleading. Restaurant & Bar: While dining with our group, we needed a few additional chairs. We politely asked nearby guests if we could use unused chairs from their table, and they kindly agreed. However, shortly after moving them, we were approached by the owner/manager, Eric, who seemed far more concerned about the chairs being moved than accommodating paying guests. The interaction felt unnecessarily confrontational and unwelcoming. Staff & Management: This was by far the most disappointing part of the stay. During check-in, Eric informed us there was no remote checkout and that all room keys had to be physically returned. When I asked about TVs on the property, he incorrectly stated there were none anywhere on-site. Throughout the stay, it became obvious that management and staff were not aligned on their own policies or even what was being advertised on the hotel’s website. The corkage situation was another example of how disorganized and contradictory the management was. We specifically asked staff whether the hotel allowed corkage, and we were told yes. There was even a corkage option built directly into their POS system, which is how we knew the fee amount in the first place. Staff then proceeded to open and pour the wine for us without issue. Later, when speaking with Eric on the phone after staff confronted us, his response was, “You never took my permission.” That made absolutely no sense considering his own staff approved it, served the wine themselves, and the hotel literally had a corkage charge programmed into their system. It felt like the rules were being made up as they went along depending on the situation. Eric then began complaining that members of our group were dancing and claimed that was also against the rules. The hotel advertises itself as “family-friendly,” but the atmosphere and treatment we experienced were anything but welcoming. Eric even stated that this was “basically his house” and that he could remove anyone he wanted at any time. If that is truly the philosophy behind how this property is operated, then perhaps that should be clearly reflected on the hotel’s website. Billing / Front Desk: To make matters worse, the front desk randomly charged a member of our group $700. When questioned about the charge, staff could not explain what it was for and stated that only Eric had the ability to reverse charges. Completely unacceptable. Overall, this property felt disorganized, poorly managed, and nowhere near the standard it portrays online. I would never stay here again — even if someone offered to pay for the trip.

Went there right after Labor Day weekend. The A-frame cabins at Callicoon Hills are so cute! There’s a great farm to table restaurant on the property, and the other nearby restaurants were also really good. There are so many places to check out, breweries and wine tasting spots everywhere. I loved the town of Livingston Manor too. I slept so well in the woods and really enjoyed the quiet, the stars, and sitting by the fire. Such a relaxing experience. The only slight disappointment was the bathroom unit. The shower amenities were nice, but overall it felt a bit unclean and could use better maintenance. I might consider regular cabin next time. It has own shower and bathroom. There are two saunas and a huge pool, which was a great bonus!! I’d definitely go back when it’s warmer! Also, the staff were very kind, and we even saw an owl while sitting by the fire, such an incredible experience ??

I made a reservation for Callicoon Hills via Expedia with a detailed payment schedule. Callicoon Hills sent through a surprise unauthorized $198 charge a week ago, I’ve been communicating with Expedia to find out why, they’ve not been able to get a resolution with Callicoon Hills, so I cancelled the reservation. They do not pick up the phone, have incorrect emails making the communication via Expedia to them undeliverable. My next step is doing a charge back via my credit card, but what an awful experience with zero customer service.

I stayed at Callicoon Hills for a corporate retreat and had a great experience overall. I stayed in one of the Pool House King rooms, which was very comfortable, clean, and thoughtfully designed. The staff were absolutely amazing — friendly, attentive, and genuinely welcoming, which really made the stay special. The property itself is beautiful and peaceful, perfect for both relaxation and team activities. The only small downside was the food, which I found to be just okay — not bad, but fairly mediocre compared to the rest of the experience. Overall, it was a wonderful stay, and I’d definitely come back (maybe I’ll just venture out for meals next time!).

Tucked away in the Catskills, Callicoon Hills was a nice quiet retreat for me as a solo traveler. Staff was friendly and super helpful. Many thanks to Kimberly and Heather for being so attentive — they were quick to address any concerns; the tub/sink were clogged upon check-in. They also set up the fire pit at night so you can enjoy s'mores and the stars. The gym could use some tidying/attention to detail but offered most of the basics to get a workout in before hitting the barrel saunas — there are two. The grounds are well kept with little lawn games and plenty of community space to keep families/groups connected. The only negative I experienced was location. Because it is tucked away in the Catskills it does take a little bit (15 mins+) to get to any bigger towns or restaurants. They do have a restaurant on site, which I wasn't able to try out because of the Winter schedule (open Thurs-Sun) but would love to come back with the family to enjoy the entire place again.

Absolutely wonderful stay at Callicoon Hills! The rooms were super comfortable, and the entire staff went above and beyond. Special shout-out to Bella, she was so kind and caring when I had a small injury and made sure I had everything I needed. Couldn’t ask for better hospitality!
